Coal Mountain Ranch
Coal Mountain Ranch checks all the boxes when looking for a Rocky Mountain ranch. The riparian areas on the property provide sustenance to many species of wildlife. The 3 ponds on the property provide habitat for many ducks, blue heron, bald eagles, and muskrats. The Willows along Antelope Creek provides shading to keep the creek cool for the cutthroat trout. Antelope Creek contains an important population of Colorado River cutthroat trout, a State Species of concern. Genetic samples taken from this population have revealed these are genetically unaltered. This is one of only a few streams in the area containing a cutthroat population with this level of genetic purity.
With the incredible habitat offered on the ranch, the hunting opportunities are unmatched, from trophy mule deer, elk, bear, mountain lion, and sage grouse. The population density of the deer and elk in the area is very high. When we first toured the property, we seen several groups of mule deer, and a couple herds of elk. The Routt National Forest is to the north, and State Land and BLM border the ranch, providing more access to hunting in the area.
The Ranch consist of two contiguous tracts. One is 483 acres known as the "Done Runnin Ranch" offers an 1800's single room cabin. It also has a building site set up with sewer and a water source available. The 5 acre lake is on this tract. The 1,190 acre tract has a 2 bedroom, loft, and 1 bathroom cabin, with a shop/barn. All the comforts of a home offered here. Powered by the solar system, which has a 12K watt backup generator. This cabin has a water well and 1000 gallon underground propane tank.
