The "Buttermilk Ranch 314.7+/-" is an incredible half section of land that has a wet weather draw full of mature trees that winds through the property from the NE corner to the SW corner. On the north side of the draw sits 157+/- acres of dryland farm ground with the majority of the soil being a Class 1 St. Paul silt loam, 0 to 1 percent slopes. As you work your way south from the farm ground and wet weather creek you come up to some bluffs that overlook the north half. The rest of the property consists of an old CRP field of grass and pastureland! This area has been historically known to be excellent deer and upland bird hunting. The location of this ranch sits just 3.75 miles north of the Oklahoma and Kansas State line and about the same distance from the Cimarron River, south and west of Buttermilk Kansas. A farm and ranch lease is intact with the tenant paying roughly $6,500 /year until the end of Feb. 2027. No minerals.
