Description

Located Southeast of Vilas, CO is approximately 381 acres of CRP with mostly Class IV soils. The property is enrolled in the CRP program until 2030 with an annual payment of $9525.

Once the current contract expires, the properties could be turned back into cropland or re-enrolled in the CRP program. County road frontage provides easy access and is only a short distance to Vilas, CO. 

This tract includes two 10,000 bushel grain bins located on the North side of Vilas, CO. 

This tract is also up for Mid contract management from October 1st,2024 to March14th, 2025 OR October 1st,2025 to March 14th,2026. Seller is not currently grazing so the buyer will have the option to choose which dates they want to perform the management. During that time period, grazing is allowed for up to 90 days with no reduction in the annual payment as long as it is not over-grazed. If buyer chooses not to graze they will need to lightly disk the property and will be reimbursed 50% of that cost by the FSA/USDA.
