Triple B Ranch is a 120-acre high fence
hunting preserve located in southeast Grady County. Improvements on the property contain a 928 sqft cabin equipped with a bedroom, loft with bed, bathroom, kitchen, and living area. Additional sleeping arrangements can be found in the two small bunkhouses located around the firepit. The bunk houses each also contain a sink and toilet. There is also a storage shed on the property that is currently used to house hunting gear, ATVs, feed, and other miscellaneous items. Water is supplied to the property via a water well. The well not only supplies the cabin and bunkhouses but a line has also been trenched down to the food plot to provide irrigation during the hot and dry months. The hydrant at the foot plot could also be turned on to help fill up the pond should it ever start getting low. There are two ponds on the property as well as a wet weather creek, which provide the all-important hydration to the animals and also allows you to catch some waterfowl on the property if you keep your eye out. The property mainly consists of blackjack oaks. Typically during normal years, these oaks provide a great natural forage to help fatten up those deer and hogs and whatever other game is present before heading into the winter months.
With the property being high-fenced, that means you own the animals much like livestock. This means you can hunt those animals outside of the normal hunting season. You can also introduce exotic animals to the property. With that being the case, a high-fenced property can be a very profitable business and tons of fun. The current owner is willing to offer his advice and expertise as well as contacts for obtaining new and additional animals and pass along the new buyer's name to past clients to get your business off and running.
If you're looking for a property that could make a nice profit to pay for itself all while having a great time with clients, friends, or family, then this is a property definitely worth looking at.
