This is a nice 80 acre combo farm. There are 45 acres of tillable with 35 acres in native grass, and a nice sized pond. There is an old railroad easement bordering the farm on the North side that provides enough cover for the deer to travel through, and also provides some ideal quail habitat. There are a handful of trees on the easement that would be suitable for a treestand so bowhunting is not out of the question. If this farm was planted to a summer grain crop such as soybeans, milo, or corn, the number of deer using the property would be like something you see on a hunting show. Although there may be a lack of tree cover on the farm, a nice tower blind would make shooting a good deer or two on a yearly basis no problem. Having a summer crop planted would also increase the number of pheasant on the property, and the native grasses will help hold both the pheasant and deer. Whether you are wanting to add another 80 to your ag operation, or just looking to purchase a nice recreational farm, you could make this property work for either. Good access, utilities close by, farming, grazing, hunting, and the farm is priced right! Give me a call before this one is gone, it wont last long.
