Description

The Otter Creek 132 is conveniently located in central Grady County, just 4.6 miles north of the county seat of Chickasha. This property is extremely secluded and located at a dead-end, providing tons of privacy and would make a fantastic and beautiful homesite and recreational or agricultural property.

Staying true to its name, Otter Creek runs from north to south through this 132+/- acre property. Otter Creek holds and runs water year-round with the seller stating he has only seen the creek dry once during a severe drought many years ago. In a small drainage west of Otter Creek, the seller states there are two natural springs that run during the wet months and feed into Otter Creek. A small stock pond also sits on the east side of the property. The pond, along with Otter Creek, provide plentiful water for livestock and wildlife.

The west 30+/- acres has been used for wheat production in the years past providing livestock great forage to put on weight during the winter months. This acreage, along with terrace tops on the east side of the property have been recently planted to B Dahl grass. This grass is a type of bluestem that is drought and insect resistant and is highly palatable to livestock.

I have personally hunted this property many times over the years. While I have mostly turkey and predator hunted this property, the deer have been abundant and the spring turkey hunting has been phenomenal. The turkeys love to roost in the big cottonwoods and black walnut trees that line Otter Creek. Morel mushrooms are also abundant along the creek bank during the spring.

If you're looking for a property that provides privacy and seclusion, would make a fantastic homesite less than 10 minutes from Chickasha, and would provide livestock and wildlife opportunities, then you don't want to miss your opportunity at this farm.
