Auction Date: February 25, 2025 - March 4, 2025. Auction ends at 2:00 PM.

The parcels are under farm and grazing lease agreement until July 31, 2025. Pro-rated lease payments convey to new owner. Ownership takes effect day of closing.  

Tract 1 is 716.28 acres mixed irrigated and dryland farming. This tract has 128 acre active pivot producing approximately 400gpm water flow according to the owners. This is a highly productive circle with regular corn/wheat production. The water supply line can supply water to an additional 128 acre pivot with underground supply line repair. This tract includes approximately 176.41 acres of grass/wetlands with frequent ground water runoff. Additonal 25 acres of grass pasture with cattle sorting pins and loading. Furrow irrigation system is found on the property with unknown status of its function. Soil types are Sunray loam, Oslo silty clay loam and Conlen clay loam
